Safe Driving In The Rain

Monsoons may come unannounced but so do collisions. This is reason enough for you to drive safe in the rains. However experienced a driver you maybe, but safety should be your primary concern always. You need to adapt your driving to the rainy weather conditions because rains come with a myriad of problems like reduced visibility and loss of traction. The host of challenges brought about by torrential downpour cannot just be ignored. 

What are the precautions that one needs to take when driving in the rains?

Make a check on the vehicle condition -

1. Wiper blade is the quintessential requirement of a vehicle during monsoons. Check if the wiper blades are moving properly or if they need to be replaced.

2. Equally important is the brake pedal and the vehicle lights (headlight, taillight, braking light, turn indicator light) which need to be functioning.

3. Check out for the tyre inflation and tread. Poor tread and improper inflation affect the grip on wet roads.

Road tips when driving in the rain-

1. Follow the four-second rule during monsoon which means that you need to keep double the minimum safe distance from the vehicle in the front. Also, heavy vehicles like trucks and buses splash water on all sides which may disturb you while driving. So keep a safe distance from them.

2. Avoid driving on roads which you aren’t familiar with and don’t venture off the road without knowing the road conditions.

3. Be wary of roads that are completely submerged in water. Watch out for the low lying areas and the underpass during heavy rain.

4. Don’t risk driving your vehicle against the strong water currents. There is every possible chance that you have undermined the flowing water strength, and this water can pull at your wheels causing the vehicle to swerve and be swept off the road.

5. Follow the vehicle in front of you albeit at a safe distance and avoid overtaking.

6. Watch for the brake lights from vehicles on the opposite side.

7. Visibility is a case for concern during monsoon. The glare coming from the opposite vehicle coupled with the incessant rain falling on the windshield reduces the front end visibility. Go slow when the road ahead becomes invisible.

8. Water usually pools at either side of the road so make sure you drive on the highest elevated part of the road, and that happens to be the center.

9. Drive slowly, because fast driving causes the water to create waves and there is a possibility of water entering your vehicle and spoiling the electric circuit. Also, the speed increases the chance of aquaplaning. The tyres will not be able to displace the water on the roads fast enough with the result that the tyres will move on the water surface. This reduces the traction of tyres, and you lose control of your vehicle.

Vehicle handling tips while driving in the rain-

1. Do not apply sudden brakes. Let the brakes be gentle so that the wheels get locked smoothly.

2. Turn on the headlights so that others can see your approaching car. Don’t use hazard lights because that can distract the drivers in the front.

3. The driving conditions during monsoon demand that you do not accelerate when it isn’t required.

4. When your car is losing traction, start releasing the accelerator gradually so that the tyres regain the lost grip. Do not apply sudden brakes or turn the steering wheel as you risk losing car control.

How will the Budget 2017-18 Impact Real Estate?


With the release of Union Budget 2017-18, there were several positive measures undertaken for the real estate sector. Let’s take a look at some of the highlights pertaining to real estate and their impact:

1) Infrastructure status: The Affordable housing sector has been granted the Infrastructure Status. This was a welcome move and will act as a catalyst to Prime Minister’s vision of providing Housing for All by 2020. This initiative will give developers access to cheaper funding and will attract more investors.

2) Loan Refinance: National Housing Bank will refinance individual loans worth Rs 20,000 crore in 2017-18. This will give a major push to affordable housing companies.

3) Tax exemption: The Government has also proposed 1 year tax exemption from notional rental income from unsold but ready inventory. This is a great move in providing tax relief to developers in the residential sector who are holding real estate inventory, where the sales dropped significantly due to demonetization.

4) Reduction in holding period: 
The holding period has been reduced from 3 years to 2 years in case of long term capital gains from Immovable properties, providing respite to investors.

5) Change in base year: 
The base year for calculating the indexation for long term capital gain has been shifted from 1981 to 2001. As a result, resultant gain will reduce and in turn will lower taxation.

6) Capital gains on Joint Development Agreement (JDA): 
Capital gains on JDA to be taxed only after the project completion. This will give a great boost to unlocking land for development and will reduce litigation.

7) Cash Ban: 
A total ban on cash transactions of Rupees 3 lakh and above has been proposed.

8) Pradhan Mantri Awas Yojna (PMAY) gets a boost: 
The Government allocated Rupees 23,000 crore to PMAY for completing one crore houses by 2019 for those living in kachha houses.

9) Rate of Interest on Home loans: 
Rate of interest on housing loans will further come down.

10) Increase in size of affordable housing: 
The Government provided 100% tax exemption on profits for developers building homes with built up area up to 30 sq meters in metros and 60 sq meters in other cities. The new budget stated that instead of built up area; the carpet area will be applicable for affordable housing.

Demonetization to Benefit Home Buyers


Year 2016 saw bidding adieu to 500 and 1000 rupee currency and a serious churn to Indian economy. Demonetization affected various Indian sectors that deal with the practice of cash transactions including the real estate market.

But each coin has the other side too. Demonetization affected Indian real estate market with many positives too:

1) Affordable homes: Where owning a good house in urban areas remain a dream. With demonetization will surely curb the practice of cash payments in property deals, lowering down the inflation and making homes affordable for the common man.

2) Reduction in Interest rates of home loans: Demonetization saw a large inflow of fresh deposits in banks. The slow economic growth is surely to see lower demand for bank loans in corporate as well as individual sectors. This may result in reduction in home loans over next 6-12. This reduction in home loans will benefit the new home buyers as well the old buyers who have availed the home loan on floating rates.

3) Higher loan eligibility: Higher loan eligibility is expected to increase due to lower interest rates and all cheque transaction. Till now, the cash component involved in property transactions in Indian real estate market is estimated at 25%. These cash transactions are usually higher in lands and high-end properties while it is lower in case of affordable home segments such as apartments and flats. Salaried buyers tend to prefer all cheque transactions while self employed buyers prefer paying more in cash. Home loans are usually not available for funding the cash component of the property. With reduction in cash component and increase in cheque component, the overall loan eligibility will increase benefitting home loan borrowers.

With demonetization, huge amounts of cash will be under the formal banking system. Banks with excess liquidity will sanction more home loans at lower interest rates thus benefitting the customers. All this, surely seems to bring happy news to the house hunters.

Union Budget 2017-18: A good balancing act

The common man may not have got a great deal out of Arun Jaitley’s fourth Budget but the speech showed the Finance Minister has perfected the art of tightrope walking. 
He failed to live up to his promise as far as tax concessions are concerned. He did reduce tax rates in the minimum slab from 10 percent to 5 percent and give a rebate of Rs 2,500 from salary between Rs 2.5 lakh to Rs 3 lakh (thus increasing the zero tax level to salaries upto Rs 3 lakh). This fell a bit short of expectations that he would exempt tax up to Rs 4 lakhs. 

But the macro-level announcements are positive for the economy. First is the reduction in fiscal deficit, which will go down well with the purists, who were talking of following the principles of FRBM (Fiscal Responsibility and Budget Management Act). The FM gave himself some leeway by moving the fiscal deficit target to 3.2 percent for FY18 which will be lowered further to 3 percent in FY19. 

Jaitley’s balancing act is visible where he increases capital expenditure outlay by 25.4 percent but at the same time reduces borrowing from Rs 4.25 lakh crore to Rs 3.48 lakh crore. The move should ensure a growth impetus to the economy without triggering inflation and higher rates. Bond markets have slipped on the lower borrowing target, but the spotlight will now be on the RBI governor to reduce interest rates over the medium term. 

This also means that the government is optimistic of a strong tax growth, given demonetisation impact, and possibly higher receipts from divestment and spectrum sale. 

Focus of the Budget was on rural economy, infrastructure, digital economy and broadening the tax base. Agro economy benefits from a targeted allocation and focus on the farmer’s income rather than diffused spending on the sector as a whole. 

The affordable housing sector has been given infrastructure status: This will revive the housing sector, along with the interest subvention allowed earlier. 

Increased focus on transportation sector, which has a higher multiplier effect on the economy also will contribute to GDP growth. Further, no changes in taxes on the stock markets and clarifications on FPI taxes will go down well with the market. 

What has, however, left a bad taste is that there has been no reduction in corporate tax rates, though rates have been reduced for SME segment which accounts for 96 percent of registered companies.

Overall an expansionary Budget, continuing with the earlier trend of a focus on rural economy, infrastructure, employability and employment generation, all without much impact on the honest tax payer.
